Chief Accountant

JOB DESCRIPTION:

We are seeking a hands-on Chief Accountant to manage accounting operations, financial reporting, and tax compliance for real estate projects and entities. The role ensures accurate reporting under VAS, SFRS, strong internal control, and compliance with Vietnamese regulations.

Key Responsibilities

Accounting & Reporting

• Manage daily accounting operations and ensure accurate bookkeeping under VAS and Group policies.
• Lead month-end, quarter-end, and year-end closing processes.
• Prepare financial statements and management reports for internal and Head Office reporting.
• Manage intercompany accounting transactions between management company and project entities within the CLV Group.
• Ensure timely reconciliation and settlement of intercompany balances and recharge transactions.

Project & Financial Control

• Monitor project accounting, cost allocation, and cash flow.
• Support budgeting, forecasting, and financial analysis for real estate projects.
• Coordinate with all functional departments to prepare annual operating and capital expenditure budgets for the management company.
• Monitor actual performance against budget and forecast, analyze variances and provide recommendations to management.
• Highlight financial risks and support decision-making.
• Develop and maintain cost allocation methodologies for shared services and corporate overheads.

Tax & Compliance

• Ensure compliance with Vietnamese tax regulations and statutory requirements.
• Prepare and review periodic tax filings and support tax audits.
• Liaise with auditors and tax authorities when required.
• Support transfer pricing compliance, Local File, GMT preparation.

Others

• Lead finance/accounting process improvement and internal control initiatives.
• Drive accounting system and ERP enhancement projects where applicable.
• Coordinate with internal teams on finance-related initiatives and projects.
• Supervise and guide accounting team members in daily operations.

REQUIREMENT:

Experience & Background

• Bachelor's degree in Accounting or Finance.
• Chief Accountant certificate is required.
• 5-7 years of accounting experience of the same position, ideally in:
• Real estate development companies
• Property investment or project-based companies
• Construction/infrastructure industry
• Strong experience in project accounting and Vietnam statutory reporting.

Technical Skills

• Strong knowledge of Vietnam Accounting Standards (VAS) and tax regulations.
• Experience in financial reporting, project cost control, and cash flow management.
• Good Excel skills and familiarity with accounting systems/ERP.
• Exposure to VBA, data analytics, or AI tools is a plus.
