Site Expansion Manager

I. Job Purpose:

• Responsible for identifying, evaluating and securing potential locations for new convenience stores, supporting the company's expansion plan and ensuring sites meet business and financial requirements.

II. Key Responsibilities:

• Identify and source potential sites through landlords, brokers, developers and market research.
• Conduct site surveys and feasibility analysis including location, traffic, demographics, competition, rental and sales potential.
• Prepare site proposals and investment analysis for management approval.
• Negotiate rental and commercial terms with landlords.
• Coordinate with Legal, Finance, Construction and Operations throughout the site acquisition and opening process.
• Maintain and develop a qualified site pipeline to achieve annual store opening targets.
• Monitor competitor expansion and market opportunities.
• For Manager level: develop expansion plans, manage key landlord relationships, lead the site expansion team and optimize existing store locations/lease terms.

III. Requirements:

• Bachelor's degree in Business, Real Estate, Economics or related fields.
• Manager: 6–8+ years of relevant experience, including team management.
• Strong negotiation, analytical and communication skills.
• Good understanding of Vietnam's retail/real estate market.
• Willing to travel for site visits.
