Job Description
KEY TASKS:
- Responsible for sourcing, screening, evaluating, and proposing investments in income-producing assets, prioritizing factories, warehouses, and logistics properties.
- Develop regional sourcing plans for income-producing assets.
- Focus on sourcing factories, warehouses, industrial park land, logistics properties, operating assets, or assets with value-add/repositioning potential.
- Establish and maintain relationships with industrial park developers, landowners, warehouse owners, brokers, banks, Asset Management Companies (AMCs), and local partners.
- Manage the deal pipeline and categorize investment opportunities.
- Conduct site inspections to evaluate location, legal status, technical conditions, and operational feasibility.
- Coordinate with the Finance department to prepare Feasibility Studies (FS) and calculate IRR, NPV, yield, NOI, and AUM for each transaction.
- Propose transaction structures such as acquisition, lease, sublease, partnership, Business Cooperation Contract (BCC), Joint Venture (JV), or management takeover.
- Prepare investment memos, term sheets, LOIs/MOUs, and internal approval dossiers.
- Oversee the negotiation, due diligence, and transaction closing processes.dership, legal, finance, and external partners to manage transactions and optimize long-term value.
KEY REQUIREMENTS:
- Bachelor's degree in Finance, Investment, Real Estate, Economics, Construction, Urban Planning, or related fields.
- Minimum of 7–10 years of experience in real estate investment, project development, M&A, deal sourcing, industrial real estate, or rental properties.
- Proven experience in sourcing, evaluating, and proposing investments in income-producing assets.
- Preference given to candidates with experience infactories, warehouses, industrial park land, logistics, light industrial, and rental properties.
- Ability to review preliminary legal documents, evaluate locations, current conditions, operational potential, and investment risks.
- Strong understanding of financial models, IRR, NPV, yield on cost, NOI, cap rate, and AUM.
- An established network with industrial park developers, landowners, warehouse owners, brokers, banks, AMCs, or local partners is a strong advantage.
- Strong negotiation skills and the ability to prepare investment memos, term sheets, LOIs/MOUs, and investment approval dossiers.
