Project Manager

Job Summary

We are looking for a Project Manager to lead workplace Design & Build projects from planning through construction, handover, and close-out.

You will be at the centre of the project — working directly with clients and bringing together Design, Technical, MEPF, QS & Procurement, Site, suppliers, subcontractors, and other stakeholders to keep the project moving with clarity and purpose.

We want someone who takes ownership, sees problems early, makes sound decisions, and keeps people aligned when projects become complex.

You should be comfortable leading conversations with clients, challenging assumptions when needed, balancing design, cost, quality, and programme, and driving the team toward the best project outcome.

Key Responsibilities

Lead the Project

• Take ownership of assigned projects from initiation through handover and close-out.
• Understand the client's objectives, priorities, scope, budget, programme, and key constraints.
• Establish the project plan, milestones, responsibilities, and decision points.
• Keep the team focused on what matters most at each stage.
• Drive actions, decisions, and commitments through to completion.
• Identify risks and blockers early and lead their resolution.
• Keep project information, key decisions, and commitments clear and traceable.
  
  

Lead the Client Relationship

• Be a trusted point of contact for the client throughout delivery.
• Lead project meetings, reviews, and key decision discussions.
• Communicate progress, issues, options, and implications clearly.
• Manage expectations and commitments with confidence.
• Help clients make informed decisions when design, cost, programme, or technical requirements compete.
• Build the kind of relationship that makes clients want to work with Huynchi again.
  
  

Bring Design & Delivery Together

• Coordinate Workplace Design, Technical Design, MEPF, QS & Procurement, and Site teams around one project direction.
• Keep design intent, technical solutions, budget, programme, and buildability aligned.
• Ensure critical design information and approvals are available when the project needs them.
• Bring the right people together quickly when an issue crosses disciplines.
• Support value engineering and alternative solutions without losing sight of the client experience or project quality.
  
  

Control Programme & Delivery

• Develop and manage the overall project programme with the Site Manager and project team.
• Identify critical milestones, approvals, long-lead items, dependencies, and decision dates.
• Track progress and respond quickly when delivery begins to move off plan.
• Coordinate design release, procurement, mobilisation, construction, testing, and handover.
• Maintain momentum without creating unnecessary process.
  
  

Keep Commercial Decisions Visible

• Work closely with QS & Procurement to understand project budget, commitments, procurement status, and commercial risks.
• Consider commercial implications when scope, design, or project conditions change.
• Support value engineering and procurement decisions.
• Ensure variations are identified, assessed, and communicated promptly.
• Keep cost, quality, programme, design intent, and delivery risk in balance when making project decisions.
  
  

Lead Construction Coordination

• Work closely with the Site Manager from mobilisation through completion.
• Make sure site teams have the information, approvals, materials, and decisions they need.
• Stay close enough to the site to understand what is really happening.
• Resolve issues that require client, design, technical, procurement, or commercial input.
• Drive defects and outstanding works through to completion.
• Maintain the quality expected from Huynchi projects.
  
  

Manage Change

• Identify changes in scope early.
• Understand their impact on design, cost, programme, procurement, and construction.
• Coordinate the necessary input from the team.
• Give clients clear information to make decisions.
• Keep everyone working from the latest approved direction.
• Ensure changes are properly followed through from decision to execution.
  
  

Handover & Close-out

• Plan handover early and keep it under control through the final stages of the project.
• Coordinate testing, commissioning, documentation, training, defects, and final completion.
• Close outstanding items systematically.
• Ensure a smooth transition into Huynchi's aftercare process.
• Capture lessons that can make the next project better.
  
  

What We're Looking For

You May Be a Strong Fit If You Have

• Around 5+ years of relevant project experience, ideally in workplace, office interior, fit-out, or Design & Build.
• Experience taking meaningful responsibility for project delivery.
• Strong understanding of interior construction, design coordination, MEPF, procurement, and site execution.
• Experience working directly with clients, consultants, suppliers, subcontractors, and project teams.
• Good commercial awareness and an understanding of how project decisions affect cost.
• The confidence to make decisions and the judgment to know when specialist input is needed.
• Strong communication, organisation, and problem-solving skills.
• Ability to read drawings, specifications, programmes, quotations, and technical documentation.
• Professional working English.
• A degree in Construction Management, Architecture, Engineering, Interior Design, Quantity Surveying, or a related field.
