Manager, Financial Investment Real Estate

SCOPE OF WORK

• The Manager, Financial Investment owns the investment case and financial model for the integrated resort project, from feasibility through development, opening and stabilization. The role turns the development plan into robust financial projections, funding structures and investment recommendations.
• The role safeguards project returns by evaluating investment decisions, monitoring capital expenditure against budget, and supporting capital raising, partner negotiations and investor reporting.

KEY RESPONSIBILITIES AND ACCOUNTABILITIES

• Develop and maintain the project's financial model and investment analysis.
• Prepare feasibility studies and evaluate investment options for the project.
• Prepare investment proposals and recommendations for management approval.
• Support funding planning, cash flow forecasting and relations with banks and investors.
• Monitor the project budget and report on financial performance.
• Prepare regular financial reports for the project.
• Ensure investment activities comply with applicable laws and company policies.
• Other related duties and responsibilities as assigned by the Head of Division, or Company Management from time to time.

KEY PERFORMANCE INDICATORS

• Accurate, on-time financial model and investment papers
• Project returns and development cost tracked vs approved budget
• Funding secured per drawdown plan; no covenant breaches
• Reports issued on deadline

QUALIFICATIONS

• Bachelor's degree in Finance, Accounting or Economics; CFA/ACCA/MBA is a plus.
• 7+ years in investment or corporate finance, incl. 3+ years as manager, in real estate, hospitality or mixed-use development.
• Expert Excel financial modelling (DCF, development and hotel models); experience in project finance and board submissions.
• Good knowledge of Vietnamese real estate and investment regulations, VAS/IFRS.
• Strong analytical, communication and leadership skills; high integrity.
• Fluent English and Vietnamese.
