Work Location: Cobi Home Long Hau – Long Hau Industrial Park, Can Giuoc, Tay Ninh (formerly Long An)
(Daily company shuttle bus provided from Cobi Tower, District 7 to Long Hau Industrial Park)
Working Time: Full-time | Monday – Friday | 8:00 – 18:00
Role Overview:
We are looking for an experienced and results-driven Leasing Manager / Senior Leasing Executive to lead and execute leasing activities across COBI Group's commercial property portfolio.
This role will focus on tenant acquisition, leasing strategy, revenue generation, and tenant relationship management across multiple asset types, including Cobi Home retail and commercial spaces, Cobi Work coworking offices, and Cobi Logis 2 warehouse/logistics spaces.
The ideal candidate should have strong hands-on leasing experience, excellent negotiation and client relationship management skills, and a strong commercial mindset. You will work closely with Leasing, Marketing, Operations, Property Management, Finance, and Legal teams to maximize occupancy, revenue, and overall asset performance.
Key Responsibilities:
1. Leasing Strategy & Business Development (Primary Focus)
- Develop and execute short-term and long-term leasing strategies to maximize occupancy, rental revenue, and asset performance.
- Drive tenant acquisition across Cobi Home retail/commercial spaces, Cobi Work coworking offices, and Cobi Logis 2 warehouse spaces.
- Identify, approach, and acquire potential tenants through direct sales, broker networks, referrals, partnerships, and other business development channels.
- Build and maintain strong relationships with corporate clients, brokers, leasing agents, and strategic partners.
- Develop property-specific leasing strategies based on market conditions, tenant demand, asset positioning, and company objectives.
- Prepare and present leasing proposals, quotations, and commercial offers.
- Achieve leasing targets, occupancy goals, and revenue objectives.
2. Tenant Acquisition & Relationship Management
- Conduct leasing presentations, site inspections, property tours, and client meetings.
- Understand prospective tenants business requirements and recommend suitable leasing solutions.
- Negotiate commercial terms and develop proposals that balance tenant requirements with company objectives.
- Build and maintain long-term relationships with existing tenants to support retention and lease renewals.
- Handle tenant requests, inquiries, complaints, and leasing-related issues professionally.
- Coordinate with Operations and Property Management teams to ensure smooth tenant onboarding, handover, move-in, and ongoing tenant experience.
3. Contract Administration & Legal Coordination
- Prepare, review, negotiate, and manage leasing agreements and related documentation.
- Negotiate rental rates, lease terms, deposits, fit-out periods, incentives, and other commercial conditions.
- Monitor lease expiry, renewal, amendment, and termination schedules.
- Maintain accurate leasing records, contract status, and tenant information.
- Coordinate with Legal and Finance teams to ensure proper contract execution, documentation, and compliance.
- Ensure leasing activities comply with company policies and applicable real estate regulations.
4. Market Research & Leasing Intelligence
- Conduct market and competitor analysis across retail, office, coworking, warehouse, and commercial property sectors.
- Monitor market rental rates, occupancy levels, tenant demand, competitor activities, and market trends.
- Analyze competitors pricing strategies, commercial terms, and market positioning.
- Identify new tenant segments, market opportunities, and potential business leads.
- Prepare market reports and recommend competitive leasing strategies.
- Propose rental pricing, promotional programs, leasing incentives, and commercial policies to improve asset competitiveness.
5. Leasing Performance & Revenue Reporting
- Monitor leasing KPIs, occupancy rates, leasing pipeline, tenant retention, and revenue performance.
- Prepare weekly, monthly, and quarterly leasing reports for management.
- Track leasing activities from lead generation through negotiation, contract signing, and handover.
- Forecast occupancy, leasing revenue, renewals, and overall leasing performance.
- Analyze leasing performance and identify opportunities for revenue growth and occupancy improvement.
- Provide management with data-driven recommendations for leasing and asset management decisions.
6. Marketing & Cross-functional Collaboration
- Collaborate with Marketing to support leasing campaigns, lead-generation activities, property promotions, events, and tenant acquisition initiatives.
- Coordinate with Operations, Property Management, Finance, Legal, and Technical teams to ensure smooth leasing and handover processes.
- Work with Marketing to develop property presentations, leasing materials, promotional content, and campaign assets.
- Support tenant fit-out coordination and ensure commercial requirements are properly communicated to relevant teams.
- Participate in strategic projects, new business initiatives, and expansion opportunities as assigned by management.
7. Networking & Business Development Activities
- Build and maintain a strong network of brokers, agents, corporate clients, investors, and potential business partners.
- Attend networking events, exhibitions, property forums, and industry events to generate new business opportunities.
- Represent COBI Group professionally in meetings, negotiations, events, and external business activities.
- Continuously identify potential tenants and new leasing opportunities across COBI's property portfolio.
Qualifications:
- Bachelor's degree in Business Administration, Real Estate, Economics, Marketing, or related fields.
- Minimum 5 years of experience in Leasing, Sales, Business Development, Property Management, or related fields.
- Hands-on experience in commercial leasing, particularly office buildings, shopping malls/retail spaces, warehouses, and coworking spaces, is required.
- Practical experience in coworking office leasing is strongly preferred.
- Strong understanding of commercial leasing markets, including office, retail, warehouse, and coworking segments.
- Strong knowledge of leasing contracts, commercial terms, and relevant real estate regulations.
- Proven track record in tenant acquisition, lease negotiation, occupancy growth, and revenue generation.
- Excellent negotiation, persuasion, presentation, and client relationship management skills.
- Strong analytical skills with the ability to prepare leasing reports, revenue analysis, market analysis, and occupancy forecasts.
- Good command of English; Korean and/or Chinese language proficiency is a strong advantage.
- Professional appearance and attitude, with strong business acumen and a customer-oriented mindset.
- Strong communication, networking, and relationship-building skills.
- High ownership, accountability, and ability to work independently in a fast-paced environment.
- Ability to manage multiple leasing opportunities and negotiations simultaneously.
Salary & Benefits:
Salary: VND 25,000,000 – 45,000,000 (Negotiable based on experience, qualifications, and capability)
