Job Description
Role Description
- Recruit and select retailers, prepare a list of prospective tenants, and submit proposals to the Leasing Director/Head of Leasing.
- Work with the Leasing Director to collect and review all supporting documents for tenant selection.
- Ensure the selection process is fair and considers the existing tenant mix, business potential, and attractiveness to mall customers.
- Follow company policies when offering and negotiating lease terms, including verbal or written offers and conditions such as rent, service charges, deposits, and rent-free fit-out periods.
- Process leasing application forms, offer letters, deposits, lease agreements, space handovers, rental rates, and service charges upon deal closure.
- Work with the Leasing Director and act as an Account Manager for nationwide tenants or tenants in selected shopping malls.
- Assist the Leasing Director in managing tenants in accordance with established terms, conditions, and procedures.
- Coordinate with the Leasing Director and Project Manager to ensure tenants complete fit-out work according to the project schedule and comply with property technical standards, including drawing approvals and construction timelines.
- Conduct shopping mall and retail leasing surveys, customer satisfaction surveys, and proactively research new retail concepts.
- Manage leasing documentation, including contracts, annexes, and notices sent to or received from tenants.
- Manage and report tenant records to the Regional Shopping Mall Manager or Assistant Mall Manager.
- Prepare and analyse assigned reports.
- Immediately inform the Regional Director and Regional Shopping Mall Manager of emergencies or other urgent matters.
- Submit weekly reports on leasing statistics for new projects to the Regional/National Shopping Mall Director.
- Perform other duties according to job requirements and assignments from Line Managers.
Qualifications
- Education: Bachelor's degree in a relevant field.
- Experience: At least 1–3 years of experience in real estate, contract management, leasing services, or a related field; including at least one year in retail, entertainment, services, office leasing, or a relevant industry.
- Language: Intermediate English proficiency; fluency in English and/or another foreign language is a strong advantage.
- Office Skills: Advanced proficiency in Microsoft Office, including Word, Excel, and PowerPoint.
- Attitude: Proactive, customer-focused, driven, honest, passionate, results-oriented, positive, and adaptable, with the ability to work effectively under pressure.
