Overview
- The Director, JVs Management serves as the strategic bridge between NLIC/NLL and JV companies/Japanese partners, ensuring alignment of commitments, governance and cross-functional coordination. The role oversees JVs business performance, project execution and financial monitoring while supporting business planning, stakeholder engagement and management reporting.
- This position also acts as Deputy General Director of the JV Companies, supporting the General Director in the overall management, coordination and operation of the joint ventures.
Responsibilities
1. JV & DMA Management
- Acting on behalf and supporting Sr. Director, Partnership & Alliances and General Director of JV companies to manage commitment to JV companies/ Japanese partners and close coordination for performances by NLIC/NLL DMA teams.
- Stakeholder coordination and cross-functional alignment.
- Monitor performances of DMA services by NLIC/NLL in accordance with JV Business Plan 2026.
- Review DMA – all data including figures & contracts, highlight & resolve differences, coordinate with DMA teams to expediate process, alignment and decision-making.
- Bridge between NLIC/NLL and JV/Japanese partners. Networking and close relationship with Japanese Partners.
- Together with General Director of JV companies responsible for Revenue and P&L of JV companies.
- Together with General Director of JV companies responsible for coordination with NLIC/NLL on preparation, discussion and approval of JV Annual Business Plan by JV BOM/BOD/MC.
- Monitor, control and coordination with NLIC/NLL DMA teams for projects to be implemented on time, cost and quality according to approved JV. Bunisess Plan 2026 and policies compliance. Overall project management and compliance monitoring.
- High level financial oversight and project performance monitoring – FS/FA, CF, Project & Guarantee IRR, Loan and related financial risk.
- To be involved in day-to-day planning and operation of JV Companies/ Projects including attending and reviewing weekly, biweekly and monthly.
- JV BOM/MC/BOD meetings.
- Others Key Ad-Hoc Scopes – JV Projects – Cost sharing VCD & Southgate, NLL/Marketing & Sales Liquidation proposal, Eco System, Township new DMA, NLCP Proposals.
2. Partnership & Alliances Management
- Together with Sr. Director, Partnership & Alliances responsible for department Operations Budget (OB).
- Leadership, guidance and support for P&A managers to do their respective projects.
- Prepare, review, consolidate and complete Monthly P&A Report on time.
- Prepare, review, consolidate and complete Bi-Monthly GCEO Report on time.
- Prepare, review and complete NLG One Doc into Group's centralized folder, involve in NLG process standardization and NLG digitalization.
- Review and feedback on Risk Management Report for each project on quarterly basis to NLIC – Risk Department.
Required skills and behaviors
Background / Experience
- Bachelor's Degree in Economics/Business Administration/Project Management / Construction, Architecture or related.
- Total working experience as a manager and above more than 10 years of which 05 years as a Director equivalent position.
- Directly working experience for Real Estate developer or project management company or construction company or Real Estate consultant.
Specific job skills
- Strategic vision of investment orientation and business development of company.
- Deep knowledge about sales and marketing.
- Deep understand of the customers needs and tastes in real estate market and construction industry.
