As a Property Manager at The Opera Residence - Metropole Thu Thiem, you will take full responsibility for the building operations, ensuring service excellence, operational efficiency, legal compliance, and customer satisfaction. This role involves managing the on-site team, vendors, resident and tenant relationships, as well as overseeing financial and administrative functions to meet the companys standards and contractual obligations.
I. KEY RESPONSIBILITIES:
Operational Management:
- Ensure all building operations comply with company regulations and legal standards.
- Lead and train on-site teams to deliver high-quality services and resolve resident/tenant requests.
- Coordinate with departments to prepare procedures, improve workflows, and implement SOPs.
Customer & Stakeholder Engagement:
- Act as the main contact for residents, tenants, and stakeholders (investors, authorities, contractors).
- Organize and attend meetings with the Building Owner Committee and Developer.
- Handle resident and tenant requests professionally and ensure timely resolution.
Financial & Budget Control:
- Develop and manage the operational budget, monitor expenditures, and report variances.
- Oversee service fee collection and coordinate with accounting for debt follow-up.
- Evaluate and control vendor service costs and maintenance expenses.
Vendor & Contract Management:
- Supervise outsourced services (security, cleaning, landscaping, M&E, etc.).
- Negotiate, review, and monitor supplier contracts to ensure service quality.
- Conduct regular inspections and approve maintenance and repair requests.
Legal & Compliance:
- Ensure the buildings compliance with fire safety, security, legal documentation, and insurance.
- Prepare and issue required legal notices and liaise with external parties when necessary.
Leasing & Marketing Support:
- Support leasing activities including handover/return procedures and contract renewals or early termination.
- Provide key information to tenants for informed decision-making.
Other Duties:
- Submit regular and ad-hoc reports as required.
- Organize the Annual General Meeting and coordinate with the Developer for initial BOM setup.
- Perform other duties as assigned by the Head of Operations or General Director.
II. REQUIREMENTS:
- Bachelor&aposs degree in relevant fields
- At least 3 years of experience as a Property Manager
- Strong leadership, interpersonal, and negotiation skills
- Excellent problem-solving and organizational skills
- Proficiency in MS Office and property management software
- Property Management License is required
- Proficiency in English
