About Cobi Group: Cobi was established since 2018 with four branches: COBI ONE, COBI IN, COBI CIF, COBI LOGIS.

COBI ONE: we have two towers I & II in HCMC, Vietnam&aposs economic center - district 7. We are constructing landmark building in major business centers.

COBI IN: Vietnam&aposs rapid economic growth arose demand of new dining culture. COBI IN started F&B business (Cobi Bread) & kitchenware distribution (COBI HORECA) .

COBI CIF (COBI HOME): is a mall center located at LongHau Industrial Park. It&aposs will lead innovative changes of Vietnamese housing culture with provision of high-quality and trendy furniture from all over the world.

COBI LOGIS: we have COBI LOGIS I & II in LongHau Industrial Park. Both warehouses are advances and comprehensive logistics centers.

Job Title: Operations Manager - Cobi Tower I & II

Location: 16Floor, Cobi Tower II, 2-4 street 8, Tan My Ward, HCMC

Job Summary:

The Operations Manager for COBI Tower I & II is responsible for overseeing the day-to-day operations, maintenance, and administrative functions of both towers. This role ensures smooth building functionality, tenant satisfaction, safety compliance, and the optimization of operational efficiency. The position requires strong leadership, technical knowledge, and coordination with various departments, contractors, and vendors.

Key Responsibilities:

Operations & Facilities Management

  • Supervise daily building operations including HVAC, electrical, plumbing, elevators, fire protection, and security systems.
  • Ensure the towers operate efficiently, safely, and in full compliance with local regulations and company standards.
  • Oversee preventive maintenance schedules and coordinate emergency repairs.
  • Manage vendor contracts and evaluate service levels to ensure quality and cost-efficiency.

Team Leadership & Supervision

  • Manage on-site engineering, housekeeping, and security teams.
  • Provide training, guidance, and performance evaluations to staff.
  • Ensure a safe working environment and promote a culture of accountability and professionalism.

Budgeting & Cost Control

  • Prepare and manage operational budgets, including utilities, maintenance, and repair costs.
  • Track and report on operating expenses; identify cost-saving opportunities without compromising service quality.

Tenant & Client Relations

  • Serve as a point of contact for tenants regarding operational issues.
  • Resolve complaints, coordinate tenant fit-outs, and ensure compliance with lease terms and building policies.
  • Support leasing and property management teams with operational input.

Health, Safety & Compliance

  • Enforce safety protocols and ensure buildings meet all health, fire, and building code requirements.
  • Conduct regular safety drills and risk assessments.
  • Maintain up-to-date documentation for inspections and certifications.

Reporting & Documentation

  • Prepare regular reports on building performance, maintenance logs, incident reports, and utilities consumption.
  • Maintain accurate inventory of tools, equipment, and supplies.

Qualifications:

  • Bachelor&aposs degree in Engineering, Facilities Management, Business Administration, or a related field.
  • Minimum 57 years of relevant experience in property operations or facilities management; high-rise or mixed-use property experience preferred.
  • Communicate in English
  • Strong knowledge of building systems and technical infrastructure.
  • Familiarity with safety regulations, local building codes, and compliance standards.
  • Proficiency in MS Office; experience with building management systems (BMS) and CMMS is an advantage.
  • Excellent leadership, communication, and problem-solving skills.
  • Ability to work under pressure and handle multiple tasks simultaneously.
