About Country Market
Country Market is an upcoming multi-tenant Food Hall platform located in Vista An Phu, District 2, Ho Chi Minh City. The business model combines F&B tenant operations with centralized financial governance, POS/ERP data control, tenant receivables, service fees, revenue sharing and management reporting.
This role is not a traditional back-office accounting position. The Head of Finance & Accounting will be responsible for building and leading the finance and accounting function from the ground up, ensuring strong compliance, internal control, cash flow discipline and business decision support during the pre-opening and ramp-up stage.
Position Purpose
The Head of Finance & Accounting is responsible for leading the full finance and accounting function of Country Market, including statutory accounting, tax compliance, financial control, cash flow management, management reporting, budgeting, ERP/POS reconciliation and internal control.
The role requires a hands-on finance leader who can design systems, build processes, manage financial operations, and provide reliable insights to support business decisions in a new Food Hall business model.
Key Objectives in the First 12 Months
- Set up a complete finance and accounting system for a multi-tenant Food Hall model, including chart of accounts, approval flow, document control and key finance SOPs.
- Ensure ERP/POS data flow is properly controlled so that daily revenue by tenant is reconciled accurately and revenue leakage is minimized.
- Build monthly financial statements and management reporting packages, including P&L, cash flow, budget vs. actual and tenant performance reporting.
- Maintain strong cash flow discipline during the pre-opening and ramp-up stage, including weekly/monthly cash flow forecast and payment planning.
- Ensure full compliance with Vietnamese accounting standards, tax regulations and statutory filing requirements.
- Act as an independent finance control point for management by proactively identifying financial risks, control gaps, unusual transactions and business performance issues.
Key Responsibilities
1.Finance & Accounting System Setup
- Design and implement the chart of accounts suitable for a multi-tenant Food Hall model.
- Set up accounting policies, approval matrix, payment process, documentation standards and internal control procedures.
- Build SOPs for key processes such as tenant revenue recognition, POS reconciliation, supplier payment control, fixed asset/CAPEX tracking and cash flow monitoring.
- Work with relevant teams and vendors to ensure ERP, POS and accounting systems are properly integrated and consistently used.
2.Accounting Operations & Statutory Compliance
- Oversee all accounting transactions and ensure compliance with Vietnamese Accounting Standards and applicable regulations.
- Prepare and review monthly, quarterly and annual financial statements.
- Manage VAT, CIT, PIT, FCT, license tax and other tax-related filings, reports and compliance matters.
- Coordinate with auditors, tax authorities and external advisors when required.
- Maintain complete and well-controlled accounting records, contracts, invoices and supporting documents.
3. Revenue Control, Tenant Receivables & POS Reconciliation
- Control and reconcile daily revenue by tenant through POS/ERP data.
- Monitor fixed fees, service fees, revenue-sharing amounts and tenant receivables.
- Identify and prevent revenue leakage, POS data gaps, missing invoices or settlement discrepancies.
- Prepare regular tenant performance and receivable reports to support business and operational decisions.
- Coordinate with operations and tenants to resolve billing, revenue sharing or service fee disputes.
4. Management Reporting, Budgeting & Business Support
- Prepare monthly management reports, including P&L, cash flow, budget vs. actual, AR/AP aging, CAPEX tracking and key financial analysis.
- Analyze financial performance, identify variances and provide practical recommendations to management.
- Support annual budgeting, rolling forecast, cash flow forecast and business planning.
- Provide finance insights to support decisions on tenant performance, cost control, pricing, investment, expansion or operational improvement.
- Prepare tailored reports for senior leadership, investors and other stakeholders when required.
5. Cash Flow, Banking & Financial Control
- Manage cash flow forecast, payment planning and working capital monitoring.
- Work with banks on operating accounts, payment processes and financing-related matters when needed.
- Control supplier payments, procurement-related spending, fixed assets and CAPEX amortization.
- Identify liquidity risks, cost leakage, unusual spending and control gaps in a timely manner.
6. Team Leadership & Stakeholder Management
- Lead, coach and develop the accounting team as the business scales.
- Coordinate closely with operations, procurement, marketing, tenants, external partners and senior management.
- Act as the finance and accounting focal point for Vision Investment, Phoenix Holdings, Heritage Vision and other relevant stakeholders.
- Communicate financial information clearly to both finance and non-finance stakeholders.
- Maintain high integrity, professional independence and the ability to raise issues when needed.
Qualifications & Experience
- Bachelor's degree in Accounting, Auditing, Finance or related fields.
- Chief Accountant Certificate is required.
- At least 7–10 years of experience in accounting and finance, including at least 2 years in a Chief Accountant, Finance Manager, Finance Controller, Head of Finance or equivalent role.
- Strong experience in statutory accounting, tax compliance, audit, financial reporting and internal control.
- Hands-on experience in setting up accounting processes, finance policies, ERP/POS workflow or internal control systems.
- Strong capability in management reporting, including P&L, cash flow, budget vs. actual, AR/AP aging, cost control and business performance analysis.
- Experience in F&B, retail, hospitality, shopping mall, multi-site, multi-tenant or service business is highly preferred.
- Experience with POS/ERP reconciliation, tenant receivables, revenue-sharing models or revenue leakage control is a strong advantage.
- Good English communication skills for reporting and coordination with senior stakeholders, investors or external partners.
