Job Purpose
To provide financial insight, analysis, and control for real estate development projects, ensuring financial feasibility, effective budget management, and data-driven decision support throughout the project lifecycle.
Key Responsibilities
1. Project Financial Management
- Build and maintain financial models for projects from feasibility to post-handover stages, ensuring alignment with business assumptions and market updates.
- Partner with project teams to review investment proposals, evaluate ROI, payback period, and cash flow performance.
- Monitor and analyze actual performance vs. budget, explain variances, and propose corrective actions.
- Support project teams in developing annual and revised budgets, ensuring consistency with Group financial targets.
2. Business Analysis & Decision Support
- Provide financial insights to support pricing, sales, and cost decisions during project planning and execution.
- Analyze financial implications of changes in design, cost, or sales assumptions to support management decisions.
- Prepare management reports and business performance dashboards to track key project KPIs.
- Coordinate with relevant functions to forecast and manage project cash flows in line with construction and sales progress.
3. Pricing Management
- Participate in developing and maintaining pricing frameworks and internal control processes for price approval.
- Evaluate sales policies and discount structures against approved financial models and profit margin targets.
- Prepare pricing and margin analysis to support Sales, Marketing, and Finance Director recommendations to the Board.
4. Tax & Transaction Structure
- Coordinate with Accounting and Legal teams to analyze transaction and tax implications of project structures.
- Prepare tax cash flow projections and provide input to ensure compliance and optimize after-tax profitability.
Qualifications
- Education: Bachelor's degree in Finance, Accounting, Economics, or related field.
- Experience: Minimum 5 years in project finance, business finance, or FP&A roles within real estate or large-scale development projects.
- Skills:
- Strong financial modeling and analytical ability.
- Deep understanding of real estate project lifecycle and cost/revenue drivers.
- Experience in budget control, pricing analysis, and project reporting.
- Strong communication and coordination skills across functions.
- Proficiency in English (written and verbal).
