1. Review and Evaluate Business Strategies and Sales Policies
- Conduct reviews and assessments of the Companys business strategies and policies to provide recommendations and proposals for appropriate business/sales approaches.
- Work with relevant stakeholders to ensure a sufficient basis for evaluating sales policies across projects.
2. Develop Sales Policies
- Research and survey competitors sales policies in the real estate market to promptly advise management on adjustments for competitive and suitable sales policies.
- Update sales status and product inventory to calculate discounts and interest rate support.
- Monitor infrastructure and legal status, and propose appropriate payment schedules.
- Develop, propose, and issue sales policies aligned with the Companys business strategy, customer demand, and market trends.
3. Coordinate with Partners (Banks)
- Collaborate with banking partners to provide additional financial products and flexible sales policies tailored to each period.
4. Risk Management
- Organize analysis, assessment, and early warning of risks related to sales policy development.
- Propose solutions and preventive/corrective measures where necessary.
5. Pricing Development
- Develop pricing tables based on business plans or market/strategic direction.
- Recommend and advise on price adjustments to ensure competitiveness.
6 . Other Tasks
- Perform other duties as assigned by authorized management.
Requirements1. Education
- Bachelors degree or higher in Real Estate, Investment, or Corporate Finance.
- English proficiency: TOEFL 4678 | IELTS 4.56.0 | TOEIC 605780 (or equivalent).
- Proficiency in MS Office applications.
2. Experience
- Minimum 5 years of professional experience in real estate, including at least 1 year in developing sales policies.
3. Knowledge
- Strong understanding of the Companys mission, vision, core values, and development strategy.
- In-depth knowledge of real estate, investment, and corporate finance.
- Expertise in cost of capital calculation, project cash flow analysis, and sales policy development.
- Solid understanding of real estate regulations, project development processes, bidding/tendering, and sales implementation.
4. Skills & Competencies
- General Competencies: Problem-solving and decision-making, negotiation and persuasion, logical thinking.
- Specialized Competencies: Sales policy development, product development in collaboration with banks, legal due diligence of enterprises and projects, sales policy control and orientation.
5. Other Requirements
- Ability to work under high pressure.
