Job Description
This position is based in Vietnam under the SLP platform, which forms part of the Ares Management platform in Asia.
This role will be based in Bac Ninh Province, Vietnam, and will be responsible for overseeing multiple local projects within the SLP portfolio.
The Property Manager is responsible for site-based property operations at assigned industrial facilities within the SLP portfolio. The role focuses primarily on technical property management, day-to-day site operations, vendor and contractor management, and customer service, ensuring that the properties are operated safely, efficiently, and in compliance with technical, contractual, and regulatory requirements.
This position acts as the key on-site representative of Property Management, coordinating tenants, service providers, and internal stakeholders to maintain asset quality, operational continuity, and customer satisfaction.
Primary Functions & Responsibilities
Technical & Operations Management
- Oversee daily technical operations of the assigned properties, including MEP systems, utilities, infrastructure, and common facilities
- Ensure all building systems are operated and maintained in accordance with approved standards, statutory requirements, and best practices
- Monitor preventive and corrective maintenance programs to minimize downtime and operational risks
- Conduct regular site inspections, identify defects or risks, and follow up on rectification works
- Coordinate with consultants, contractors, and authorities for inspections, testing, and compliance matters
Vendor & Contractor Management
- Manage on-site service providers (security, cleaning, landscaping, MEP maintenance, waste management, etc.)
- Ensure vendors perform services in accordance with contracts, KPIs, and safety requirements
- Verify work quality, service reports, and payment submissions before approval
- Coordinate tendering inputs, vendor evaluations, and contract renewals in collaboration with the central Property Management team
- Address vendor performance issues and drive corrective actions when required
Customer Service & Tenant Relations
- Act as the primary on-site contact point for tenants on operational, technical, and service-related matters
- Respond promptly and professionally to tenant requests, feedback, and complaints
- Coordinate resolution of issues involving utilities, maintenance, access, and common area services
- Maintain a strong customer-service mindset while balancing contractual and operational requirements
Administration & Reporting
- Ensure accurate and timely maintenance of site records, logs, permits, and technical documentation
- Prepare regular operational, technical, and incident reports as required
- Support billing-related data for utilities and ad-hoc charges by providing accurate site information
- Track outstanding operational issues and follow up until closure
Health, Safety & Compliance
- Ensure compliance with applicable HSE regulations, fire safety requirements, and internal standards
- Monitor contractor safety practices on site and stop unsafe work when necessary
- Participate in incident investigations and implementation of corrective actions
Qualifications
- Bachelor's degree in Engineering, Facilities Management, or a related discipline from a recognized university
- Minimum of 7 years of experience in property management, technical operations, or industrial facility management
- Strong hands-on experience managing site operations and technical systems is required
- Solid technical knowledge of building systems and industrial facility operations
- Strong vendor and contractor management capabilities
- Good customer service, communication, and stakeholder management skills
- Ability to work independently on-site with strong ownership and accountability
- Good problem-solving, coordination, and follow-up skills
- Proficient in reporting and documentation; good working knowledge of Excel and PowerPoint and AutoCAD
- Fluent communication skills in both English and Vietnamese
