7-Eleven Vietnam is part of the world's largest convenience store chain with over 85,000 stores in 21 countries and regions, operating 24/7. The first 7-Eleven store was established in 1927 in Texas, USA. In 2005, 7-Eleven became a brand under the ownership of Seven & I Holdings, one of the largest retail groups in Japan, headquartered in Tokyo. Seven System Vietnam Joint Stock Company holds the trading rights for the 7-Eleven brand in Vietnam, with the first store opening on June 15, 2017, and currently has over 120 stores across Ho Chi Minh City.

Role Description

This is a full-time on-site role for a Site Expansion Executive located in Ho Chi Minh City and Ha Noi. The Site Expansion Executive will be responsible for identifying and evaluating potential new store locations, negotiating leases, coordinating store design and construction, and ensuring successful launches of new 7-Eleven stores in the region.

1. Market Research and Analysis:

  • Conduct research to identify potential areas for store expansion based on market trends, customer demographics, and competition.
  • Analyze data and insights to recommend strategic expansion opportunities.

2. Location Identification:

  • Collaborate with real estate agencies and internal stakeholders to identify available properties suitable for 7-Eleven store openings.
  • Evaluate potential sites based on factors like foot traffic, accessibility, and visibility.

3. Negotiations and Agreements:

  • Assist in negotiating lease agreements and contracts with property owners, ensuring favorable terms for the company.
  • Maintain positive relationships with landlords and property management teams.

4. Cross-functional Collaboration:

  • Work closely with internal teams such as operations, finance, legal, and design to facilitate a seamless expansion process.
  • Provide relevant input and insights to support the company's expansion strategy.

5. Project Support:

  • Assist in managing multiple expansion projects concurrently, adhering to timelines and budgets.
  • Help coordinate necessary permits, approvals, and compliance requirements for new store openings.

6. Data Tracking and Reporting:

  • Maintain accurate records of site evaluations, negotiations, and project progress.
  • Prepare reports and presentations for management to track expansion efforts and results.

7. Risk Assessment and Mitigation:

  • Identify potential risks and challenges associated with expansion locations and propose mitigation strategies.

8. Local Regulations and Compliance:

  • Ensure that new store locations conform to local zoning laws, building codes, and other relevant regulations.

Job Qualifications

  • Bachelor's degree in Business Administration, Real Estate, or a related field.
  • Previous experience (at least 2 years) in a real estate, site selection, or expansion-focused role is advantageous.
  • Strong negotiation skills and the ability to establish and maintain positive relationships.
  • Analytical mindset with the capability to interpret market data and trends.
  • Basic project management skills and the ability to manage multiple tasks concurrently.
  • Proficiency in using data analysis tools and software.
  • Familiarity with local real estate regulations, market dynamics, and industry trends.
  • Excellent communication and presentation skills.
  • Willingness to adapt and travel within Vietnam as needed.
