SCOPE OF WORK
Senior Project Manager (SPM) is responsible for the planning, coordination, and delivery of assigned projects from pre-feasibility through completion and handover. The role ensures that projects are delivered on schedule, within approved budgets, and to required quality, safety, and compliance standards.
The SPM works closely with internal teams, consultants, contractors, and stakeholders to ensure operational requirements are fully understood and properly incorporated into project design and execution. The position ensures compliance with company processes, Project Execution Plans, and all applicable Vietnamese laws and regulations.
KEY RESPONSIBILITIES AND ACCOUNTABILITIES
Duties may include but not limited to:
1. Project Team Coordination
- Manage and coordinate project team members and external consultants to ensure effective collaboration and timely delivery.
- Act as the main point of contact between project stakeholders, operations teams, designers, consultants, and contractors.
- Support and guide junior PMs or site engineers (if applicable) to ensure consistent project controls and reporting.
- Ensure clear communication, issue tracking, and follow-up across all project disciplines.
2. Project Management & Control
- Manage day-to-day project execution activities across design, procurement, and construction phases.
- Coordinate with all appointed consultants (Design, M&E, Commercial, Contractors, etc.) to ensure alignment with project scope, programme, and quality standards.
- Chair and manage regular coordination, design, and progress meetings, ensuring actions and decisions are documented and followed up.
- Develop, update, and monitor detailed project schedules, identifying critical path activities, risks, and potential delays.
- Proactively coordinate mitigation and recovery plans to address delays or performance issues.
- Monitor site activities to ensure works are executed in accordance with approved drawings, specifications, programme, and safety standards.
3. Design Management
- Coordinate and manage the design process from concept through construction documentation.
- Ensure design deliverables meet functional, operational, technical, safety, and sustainability requirements.
- Review design submissions, shop drawings, and material samples, and coordinate approvals in accordance with project procedures.
- Manage RFIs and design queries, ensuring timely resolution and clear communication to site teams.
- Ensure design solutions align with approved budgets and project schedules and comply with local regulations and company standards.

- Manage and collaborate with the design team (senior dm) by bridging stakeholders and creatives
- Manage the workflow, timelines
- Make sure all targets and communications to be achieved for successful project delivery purposes.
4. Financial & Cost Management
- Monitor project budgets, cost plans, and cash-flow forecasts in coordination with the Commercial team.
- Review progress claims, variations, and cost reports to ensure accuracy and alignment with actual site progress.
- Support Value Engineering and cost optimization initiatives during design and procurement stages.
- Identify potential cost risks or budget overruns early and recommend corrective actions.
5. Commercial & Procurement Coordination
- Coordinate with the Commercial/Procurement team on tendering and contract administration activities.
- Support pre-qualification, tender clarification, and tender evaluation processes.
- Review technical submissions to ensure compliance with design intent, buildability, safety, quality, and programme requirements.
- Assist in reviewing contracts, scopes of work, and procurement schedules to ensure alignment with project delivery plans.
6. Construction & Delivery Management
- Monitor contractor performance to ensure compliance with Health & Safety, Quality, and Environmental requirements.
- Ensure construction works follow the latest approved drawings, specifications, and instructions.
- Track project risks, changes, RFIs, and ensure timely resolution and documentation.
- Prepare regular progress reports highlighting schedule status, risks, cost impacts, and key issues.
- Coordinate inspections, testing, commissioning, and handover activities.
- Manage project close-out, including defect rectification, as-built documentation, O&M manuals, and final completion reports.
7. Other Duties
- Perform other related duties as assigned by the Line Manager and the Company.
QUALIFICATIONS
Education
- Bachelor's degree in Construction Management, Civil Engineering, Architecture, Mechanical/Electrical Engineering, or related disciplines.
- Master's degree in Project Management or Construction-related fields is an advantage.
Experience
- Minimum 812 years of experience in project management, construction management, or real estate development.
- Proven experience managing medium to large-scale projects from design development through construction, commissioning, and handover.
- Hands-on experience coordinating consultants, contractors, and multidisciplinary teams.
- Experience working with local authorities, statutory approvals, and Vietnamese construction regulations is required.
- Experience in commercial, residential, hospitality, or mixed-use projects is an advantage.
Technical & Professional Skills
- Strong knowledge of project delivery processes, design management, construction methodologies, and contract administration.
- Solid understanding of cost control, scheduling, cash-flow management, and risk management.
- Ability to review and interpret drawings, specifications, BOQs, contracts, and technical submissions.
- Familiarity with Health & Safety, Quality Assurance, and Environmental requirements on construction sites.
- Proficient in project management and reporting tools (e.g. MS Project, Primavera, Excel, PowerPoint).

Language
- Fluent in English (written and spoken).
- Vietnamese proficiency is required; additional languages are an advantage.
