The Opportunity

We are looking for a Senior Associate, Accounts Payable & Accounts Receivable to join our Finance team. This role is responsible for managing end-to-end AP and AR activities across our industrial and residential development projects, ensuring financial accuracy, strong internal controls, compliance with VN Accounting Standards (VAS), IFRS, and company policies.

This is an excellent opportunity for finance professionals who enjoy working in a dynamic property development environment with exposure to project finance, cash management, financial reporting, and process improvement.

Key Responsibilities

Accounts Payable (AP)

  • Process vendor invoices, contractor claims, and payment requests
  • Verify supporting documents, contracts, purchase orders, and work completion certifications
  • Perform three-way matching between contracts, deliveries, and invoices
  • Prepare weekly and monthly payment proposals
  • Monitor contractor advances, retention balances, and outstanding payables
  • Maintain AP aging schedules and reconciliations
  • Coordinate with Treasury on payment execution where required

Accounts Receivable (AR)

  • Manage buyer or tenant payment schedules and contract billing
  • Issue invoices and debit notes in accordance with contractual milestones
  • Monitor collections and follow up on overdue balances
  • Maintain AR aging reports and collection status
  • Reconcile customer deposits and installment receipts
  • Support revenue recognition activities

Project Financial Control

  • Track project cash inflows and outflows
  • Monitor budget versus actual project payments
  • Support cost allocation across development projects
  • Assist with loan drawdown and utilization tracking when applicable

Financial Closing & Reporting

  • Support monthly closing activities, including accruals and prepayments
  • Prepare AP/AR reconciliations and audit schedules
  • Ensure consistency between AP/AR sub-ledgers and the General Ledger
  • Support internal and group financial reporting requirements

Compliance & Process Improvement

  • Ensure compliance with VN tax regulations, internal policies, and Delegation of Authority (DOA)
  • Maintain documentation for external audits, tax audits, and internal audits
  • Apply maker-checker controls for financial transactions
  • Support continuous improvement of finance processes and internal controls

What We're Looking For

Qualifications

  • Bachelor's degree in Accounting, Finance, or a related discipline
  • Minimum 3 years experience in Accounts Payable, Accounts Receivable, or a similar accounting role
  • Experience in the real estate, construction, or property development industry is an advantage

Technical Skills

  • Experience using ERP systems such as SAP, Oracle, or equivalent
  • Strong Microsoft Excel skills
  • Familiarity with AP/AR automation or workflow systems is a plus
