Description
This role leads financial planning, budgeting, forecasting, and performance analysis for the Property Business Unit, ensuring both income and cost perspectives are thoroughly managed. You will drive the annual budget, short & longterm financial plans, and monthly revenue forecasts, while analysing leasing performance, occupancy, rent, and revenue trends to support strategic decisionmaking.
On the cost and project side, the role oversees monthend closing, OPEX/Property cost/D&A/CAPEX forecasting, and provides financial modelling and advisory for expansion, renovation, and new mall projects.
It partners crossfunctionally with Mall Operations, Development, Facility Management, and Accounting to evaluate business cases, monitor construction costs, and ensure project efficiency.
The role also leads the costsaving agenda, improves baddebt management, builds customised dashboards, conducts profitability deepdives across segments/regions, and runs internal financial training sessions to uplift financial capability across departments.
Profile
This role is responsible for delivering factbased financial and business analysis to guide strategic decisionmaking and ensure longterm profitability. It partners closely with senior leadership to assess the financial impact of business strategies, develop and evaluate business plans and forecasts, and provide clear, actionable recommendations grounded in strong financial expertise. The role requires the ability to challenge assumptions, assess risks, interpret key business drivers, and translate complex financial concepts for both financial and nonfinancial stakeholders.
Success in this position demands strong analytical skills, commercial acumen, agility, and the ability to balance bigpicture thinking with detailed financial insights. Stakeholder management, communication excellence, and the capability to influence decisionmakers are essential.
To be shortlisted for this role you need a CPA/ACCA/CFA and have had at least 5 years experience as a senior leader in an international organsiation.
You must be fluent in English and Vietnamese.
