Role Description

The Portfolio Manager (Real Estate) serves as the Fund Lead and strategic architect responsible for the end-to-end management and full lifecycle of the Real Estate Investment Fund (RE Fund). This role drives deal sourcing, complex transaction structuring, and disciplined capital deployment, focusing primarily on greenfield and development opportunities to build a robust deal pipeline. The Portfolio Manager leads a multidisciplinary team and external advisor networks to successfully achieve fund-level KPIs and deliver superior risk-adjusted returns to Limited Partners (LPs). Additionally, the position maintains active board representation at all portfolio company SPVs to oversee construction execution, drive value creation, manage commercial strategies, and execute successful exits under the direction of the CEO and Executive Board.

Job Description

  • Evaluating and managing investment opportunities in real estate development projects (market analysis, investment due diligence, management assessment, business model analysis, competitive positioning, accounting review, feasibility studies, valuation etc.).
  • Sourcing and originating proprietary real estate investment opportunities from developers and government agencies; building and maintaining deal pipeline.
  • Driving the transaction process include financing, capital structuring, tax structuring, legal documentation, and JV structuring with developer partners.
  • Coordinating and directing investment team activities, producing regular presentations and investment appraisal reports.
  • Carrying out post-investment activities (monitoring, exit plans, value creation initiatives).
  • Preparation and presentation of investment deal pitches to Investment Committee and LPs.
  • Implementing post-investment monitoring plan to ensure maximum returns on investment.
  • Leading investment team of Real Estate Fund to achieve investment team's KPI as regulated by the business plan, and direction of the CEO.
  • Providing close guidance and direction to investment team, and ensuring the required risk parameters, reviews and monitoring processes are in place to maintain quality portfolios and provide for prudent investment decision making.
  • Regularly working with investment team, CEO and advisory committee to discuss financial strategy/structures, project FS etc. and gather information to make financial/investment decisions.
  • Initiating and managing the divestment process (exit) to maximize return.
  • Proposing plans and implementing corporate consultancy such as building a management accounting system, building an internal management system, optimizing financial resources for portfolio companies.
  • Managing active representation at portfolio company SPVs to drive value creation, oversee construction progress, and manage sales/marketing strategies.
  • Overseeing due diligence, regulatory compliance, and construction cost management for all portfolio projects.
  • Managing project financing, debt structuring, and refinancing opportunities with commercial banks.

Qualifications

1. Education & Certifications

  • Degree: Bachelor's degree in Finance, Accounting, Real Estate, Economics, or Construction Management (Master's/MBA is a plus).
  • Certifications: CFA, ACCA, or CPA is highly preferred.
  • Advantages: Fund Management Certificate (SSC), Real Estate Appraisal, Project Management, or ESG/Green Building (LEED/LOTUS) knowledge.

2. Experience

  • Minimum 8 years in RE investment, development, M&A, or finance (preferably in Vietnam).
  • Leadership: Proven experience leading multidisciplinary teams (analysts, legal, external consultants).
  • Execution: Successful track record of executing multiple RE projects from acquisition to exit, including post-investment value creation and board-level management.
  • Expertise: Expert-level in financial modeling (DCF, sensitivity analysis), capital/deal structuring, project financing, and cost management.
  • Compliance: Deep knowledge of Vietnamese RE laws (Land, Housing, Construction, Planning) and regulatory procedures.
  • Competencies: Strategic & out-of-the-box thinking, high resilience under pressure, and strong crisis management skills (handling delays, cost overruns).
