Role Overview
The Project Sales Executive is responsible for driving business growth by identifying, pursuing, and securing large-scale project contracts. Unlike standard B2B sales, this role requires managing long sales cycles and building strong, consultative relationships with key decision-makers, including project owners, developers, main contractors, consultants, and architects. The ideal candidate is a strategic deal closer with excellent technical acumen and a hunter mentality.
Key Responsibilities
- Market Research & Lead Generation
Continuously monitor the market to identify upcoming residential, commercial, or industrial projects at early stages.
Build and maintain a robust pipeline of qualified project leads.
Map out project stakeholder hierarchies to identify key decision-makers and influencers.
- Client Relationship Management
Establish and cultivate long-term relationships with developers, investors, general contractors, and design consultants.
Act as a trusted advisor to clients, understanding their project timelines, budgets, and technical requirements.
Conduct regular site visits, client meetings, and product presentations.
- Sales Cycle & Pipeline Management
Manage the entire complex sales cycle from initial prospecting to contract signing.
Collaborate with the relevant teams to support the distributors to prepare customized proposals, tender documents, and bidding submissions.
Together with the distributors to present proposals to client procurement and engineering teams, effectively communicating the value proposition and ROI of our solutions.
Support the distributors negotiate pricing, commercial terms, and contracts to maximize profitability while securing the deal.
- Project Tracking & Cross-Functional Collaboration
Track the progress of secured projects and coordinate with internal departments (Supply Chain, Operations, Customer Service) to ensure on-time delivery and flawless execution.
Handle any post-sale issues, change orders, or others related to the project.
Maintain accurate and up-to-date records of all sales activities, project statuses, and client interactions in the CRM system.
Key Performance Indicators (KPIs)
Achievement of quarterly and annual sales revenue targets.
Volume and value of the active project pipeline.
Bid-to-win ratio (conversion rate).
Number of new key accounts/contractors acquired.
Requirements & Qualifications
Education & Experience:
Bachelor's degree in Business Administration, Marketing, Engineering, or a related field. Minimum of 2–4 years of experience in B2B sales, specifically in project sales, technical sales, or the construction/building materials industry.
Proven track record of meeting or exceeding high-value sales quotas.
Skills & Competencies
Complex Selling: Deep understanding of tender processes, bidding, and long-cycle project sales.
Communication: Exceptional presentation, written, and verbal communication skills. Negotiation: Strong commercial awareness and the ability to negotiate mutually beneficial contracts.
Technical Aptitude: Ability to quickly learn and explain complex product specifications or technical solutions.
Self-Driven: High level of autonomy, resilience, and a proactive hunter mindset.
