COMPANY DESCRIPTION:

KEY RESPONSIBILITIES:
1. Capital Raising Execution
- Execute loan transactions, bond issuances, investment cooperation agreements, and homebuyers fundraising as assigned.
- Liaise directly with commercial banks, securities companies, investment funds, and other financial institutions.
- Participate in preparing and negotiating credit terms for credit facilities, bond issuance, and investment cooperation.
2. Documentation Preparation
- Draft and finalize credit applications, bond issuance dossiers, and cooperation agreements.
- Coordinate with the Legal and Finance & Accounting department to ensure that all documentation complies with applicable requirements.
- Monitor contractual financial obligations and control conditions precedent to disbursement and post-disbursement requirements to ensure compliance.
3. Analysis & Reporting
- Collect data and analyze cost of capital, cash flows, interest rates, and capital market demand.
- Prepare periodic reports on capital-raising progress and the effectiveness of each funding channel, as well as regular and ad hoc reports required by banks and competent state authorities.
4. Financial Partner Relationship Management
- Support and maintain relationships with financial partners, including banks, securities companies, institutional investors, and key corporate customers.
CANDIDATE REQUIREMENTS:
1. Qualifications & Experience
- Bachelor's degree in Finance, Banking, Investment, or a related discipline from the Banking University, the University of Economics, or an equivalent institution.
- At least 2 years of relevant experience. Experience in capital raising at a real estate group, investment bank, or securities company is preferred.
- Sound knowledge of domestic funding channels, including bank credit, bonds, cooperation agreements, and customer advances.
- Strong knowledge of relevant legislation, including the Law on Enterprises, the Law on Securities, and the Law on Real Estate Business.
2. Skills & Competencies
- Basic financial analysis skills, including NPV, IRR, and cash flow analysis.
- Proficiency in Excel and PowerPoint. Financial analysis and real estate project financial modeling skills are preferred.
- Strong communication, negotiation, stakeholder relationship management, and analytical thinking skills.
- English proficiency is preferred.
