Job Description

ROLE PURPOSE

Expansion and Property Manager will be responsible for expanding store network with profitable sites for Marou in Vietnam national wide by ensuring best site selection and acquisition, location leadership, trade area dominance and takes charge of Total Management of Design, Construction of New Stores/ Renovation to handover to Operation. In the meantime, she / he needs to make sure the continuous store maintenance service for store chain national wide.

KEY RESPONSIBILITY

Lease property management

  • Get along with store chain landlords.
  • Negotiate all core lease terms, including rental price, lease duration, payment cycle, rent-free periods for renovation, and annual increase rates, ensuring optimal conditions for the company.
  • Check all related legal documents and consult with the Legal department to assess and mitigate potential risks associated with the rental property.
  • Draft and finalize the complete lease contract package, ensuring all negotiated terms are clear and accurately reflected.
  • Complete all required signing processes, including presenting the contract to the Board of Directors (BOD) for signature and managing the physical exchange and storage of the final documents

Strategic Planning and Market Development


  • Develop and execute the annual site expansion plan, ensuring timely achievement of new store opening targets.
  • Establish the foundational framework for site selection criteria, including scoring metrics and decision checkpoints, ensuring consistent evaluation across all regions.
  • Identify and Secure high-potential retail locations that adhere to standards for visibility, customer potential, and financial feasibility.
  • Maintain a numerous site pipeline to guarantee a sustained supply of opportunities supporting core business objectives.
  • Conduct comprehensive financial investment analyses and pro-forma modelling for new developments to underpin strategic investment decisions.

Project and Execution Oversight


  • Lead and oversee all real estate functions, including site identification, commercial term negotiation, and contract execution.
  • Manage and Direct the Total Management of Design, Construction (New Stores/Renovations), and the continuous provision of store maintenance services.
  • Manage collaborative engagements with appointed architects, engineers, and external consultants.
  • Review and present to get the BODs Approval for all site acquisition proposals and conceptual planning prior to resource commitment.
  • Contribute strategically to new store development planning, ensuring alignment with corporate financial and strategic imperatives.

Stakeholder and Organizational Capability


  • Represent the corporation in external engagements, strengthening business partnerships and projecting a positive market presence.
  • Enhance outsourced expansion capacity by strategically cultivating broker relationships and establishing a strong external partner network.
  • Lead and conduct internal team training and knowledge-sharing sessions on best practices for site acquisition, contract management, and negotiation techniques.

MINIMUM REQUIREMENTS


  • Minimum of 3-5 years of hands-on real estate experience preferably within F&B, Retail industry. At least 3 years of working on expanding brand and similar role and responsibilities.
  • An undergraduate degree in engineering, construction, real estate, architecture, business, finance and/or economics. MBA or MS in Real Estate or Finance a plus.
  • Must possess strong financial analyses skills, including detailed discounted cash flow analysis and demonstrated ability to analyse and implement complex financial models and structures and evaluation of corresponding risks.

  • Data driven and be able to build P&L and financial budgeting at department level
