Job Description

I. ROLE PURPOSE
The Digital Marketing Manager is responsible for planning, executing, and optimizing digital marketing campaigns for real estate projects across Vietnam and Cambodia. This role requires strong strategic thinking, a deep understanding of real estate customer behavior, and the ability to lead teams to meet business objectives.

II. KEY RESPONSIBILITIES
1. Digital Strategy Development
• Plan and implement digital strategies aligned with each sales stage (brand awareness → lead generation → site visit → booking).
• Define the role of each digital channel within the real estate conversion funnel.
• Propose strategies, allocate budgets, and set KPIs tailored to each market's characteristics.
2. Media Planning & Buying
• Plan and execute multi-platform advertising campaigns including Meta Ads, Google Ads, Zalo, TikTok, YouTube, LinkedIn, native ads, and local publishers (Batdongsan, Homedy, etc.).
• Guide the team in working with media agencies/vendors to negotiate, manage schedules, control costs, and track results.
• Optimize audience targeting, budget allocation, scheduling, and creatives to maximize ROI.
3. Campaign Execution & Oversight
• Manage the end-to-end campaign lifecycle from briefing → execution → optimization → reporting.
• Optimize project landing pages through A/B testing, UI/UX improvements, and conversion optimization.
• Work closely with sales and offline marketing to ensure message consistency and campaign timing.
• Collaborate with the business team and CRM operations to manage leads and improve lead quality.
4. Data Analysis & Optimization
• Analyze campaign data using tools such as GA4, Google Ads, Facebook Business Manager, HubSpot, CRM systems, etc.
• Evaluate campaign performance (CPL, CVR, CPA, lead quality), generate reports, and draw actionable insights.
5. Team Leadership & Cross-functional Collaboration
• Lead a team of Digital Executives, Content Creators, Designers, etc., ensuring timely and high-quality delivery.
• Build standardized processes and provide skills training for the team.
• Act as a liaison between Sales, IT, Branding, and Creative departments to ensure synchronized execution aligned with the commercial roadmap.
6. Client & Partner Management
• Work directly with internal clients or real estate developers on planning, reporting, and campaign approvals.
• Build and maintain long-term partnerships with digital platforms and strategic media vendors.

III. CANDIDATE REQUIREMENTS
Education & Language
• Bachelor's degree in Marketing, Business, Communications, or Information Technology.
• Fluent in both Vietnamese and English (spoken and written); Khmer is a plus.
Experience
• Minimum 7 years in digital marketing, with at least 3 years in a managerial role.
• Experience working in a management role at an agency site for 3 years is an advantage.

• Proven experience managing digital campaigns for real estate projects.
• Hands-on experience handling campaign budgets starting from 300 million VND/month.
• Experience in building and managing tracking, reporting, and performance-based optimization systems.
Technical & Functional Skills
• Proficient in Meta Ads, Google Ads, TikTok Ads, Zalo Ads, SEO, CRM systems, and marketing automation tools.
• Skilled with GA4, HubSpot, Google Search Console, Fanpage Karma, GWI, Hotjar, and similar tools.
• Strong ability to optimize landing pages and enhance UI/UX to improve conversion rates.
• Able to effectively communicate and brief technical requirements to development/design/CRM teams.
