I. POSITION SUMMARY
The Design Manager acts as part of the company's in-house corporate team, leading design processes across assigned projects from early feasibility studies through design development and construction, coordinating closely with consultants, contractors, partners and stakeholders, ensuring high-quality delivery while maintaining a focus on advancing the company's standards and long-term aspirations.
II. DUTIES:
• Carry out design studies including market research, local requirements and global trends. Identify benchmark projects, conduct site visits and summarize findings. Analyse project-specific opportunities and constraints.
• Carry out feasibility assessments by conducting zoning and massing studies in relation to project parameters. Carry out specific test-fits to refine parameters and produce conceptual renderings for early visualisations of projects.
• Develop design briefs, translating development goals and setting the overall vision. Align market positioning, target parameters and cost-efficiency. Balance functionality, aesthetics and user experience.
• Develop design timelines, in coordination with the overall development programme and other project milestones. Coordinate with Team members to understand project-specific deliverables and processes for planning approvals.
• Identify suitable local and international consultants with relevant experience, developing consultant scopes, deliverables and timelines for all required disciplines and design stages.
• Support the development of budgets and cost estimates for design consultant packages, as well as tendering activities. Review proposals and recommend consultant selections.
• Manage the development of the design by setting up coordination workflows and a regular meeting schedule. Kick off consultant teams, confirm design responsibilities, deliverable formats, and follow-up on timely coordination and submission of consultant deliverables.
• Chair internal and external design meetings, produce meeting minutes and follow up on actions.
• Manage design reviews, track decisions, and oversee updates to drawings and submissions.
• Review consultant deliverables in relation to their contracts, evaluate quality and certify completion. Implement review and quality assurance procedures.
• Prepare design reports and contribute to presentations for stakeholders and board approvals.
• Support sales & marketing activities to ensure design-related material (sales brochure, sales specification, show gallery, show unit) is ready for the project to be launched on time. Assist in the preparation of presentation materials to prospective buyers, tenants, property managers, etc.
• Support the procurement of contractors. Participate in tender interviews and clarification meetings and assist in the evaluation of technical tender submissions.
• Maintain design oversight during construction. Coordinate design changes, monitor progress against milestones, and ensure compliance with drawings and specifications. Attend key construction meetings and review coordination issues with contractors and consultants. Oversee drawing revisions, instructions and implications of changes.
• Support the Team with the prime objective that projects are built on time, within budget and to high standards.
• Support commissioning closeout and handover readiness (as-builts, O&M manuals, closeout documentation). Track warranty and service items, ensuring alignment with design standards.
• Support the preparation of fit-out guidelines and provide on-going buyer and tenant support for design-related matters.
• Conduct post-occupancy lessons-learned reviews to capture improvements for future projects.
• Contribute to the development of in-house design knowledge and database.
• Build, grow and manage long-term relationships with design professionals, contractors and vendors, operators and other experts.
• Stay updated on market trends, building and design technologies, and regulatory changes.
III. QUALIFICATIONS AND EXPERIENCE:
• Bachelor or Master's degree in Architecture, Urban Planning, or related field.
• 8+ years of professional experience managing design processes.
• Excellent communication and presentation skills, in both Vietnamese and English.
• Keen eye for design and construction quality.
• Design-driven and thriving in fast-paced, collaborative environments.
• Able to manage multiple projects and deadlines.
• Passionately committed to quality, integrity and lifelong learning.
Software Proficiency:
• AutoCAD, Revit and SketchUp proficiency.
• CAD/BIM-to-Render and Text-to-Image AI proficiency.
• Microsoft Office (Word, Excel, PowerPoint) proficiency.
