SCOPE OF WORK
The Design Manager shall oversee all aspects of design for the overall design project management. She/He will focus on the establishment of standards, processes and quality/ cost controls for the coordination of work from concept stages and through entitlement and approvals processes and completion of construction documents, construction administration during construction and project opening. In addition, this person will be responsible for supporting the development team in all aspects of the project primarily the design management, review, of large third-party multi-discipline architecture and engineering teams and associated consultants. She/He will report to the Real Estate Development Director.
KEY RESPONSIBILITIES AND ACCOUNTABILITIES
Design management responsibility
- Compiling project brief & design brief
- Reviewing and giving assessments to design documents of all stages and preparing evaluation report
- Convey quality and quantity control of design documents to ensure design complying with project brief
- Giving rational critics and recommendation to consultants design documents
- Presenting the consultant's design documents to the Development Director / Chief Development Officer
- Reviewing consultants contracts/service proposals including scope of work and fee
- Conduct and work with design consultants in value engineering exercise
- Prepare agenda and chair general/technical coordination meetings
- Reviewing and giving input to consultants specifications
- Giving assessment and recommendation to project finish material schedules
- When required, propose competent design consultants/material & equipment suppliers that conform to each project's requirement.
- Setup time schedule, work plan & manpower schedule for design management division
- Responsible for project design consultant's time schedule
- Preparing periodical work report per required
- When necessary, conduct site visits to ensure construction complying with design intent
- Managing project design management staff/design coordinator for different disciplines
Coordination responsibility
- General coordination between the Company's internal departments and consultant teams for multiple projects across different location/provinces
- Coordination between design consultants & local statutory authorities
- Coordination between different local design consultants
- Coordination between local design consultants & local material and equipment suppliers/manufactures

- Substantial experience in design management of all project stages (from concept design to project practical completion)
- Proficient experience in reviewing/checking and evaluation of all design stages
- Proficient experience in project cost estimation and BOQ
- Proficient experience in project development procedures
- Substantial experience in site construction procedure
- Substantial experience in design and construction coordination between investors, statutory authorities, consultants and contractors/suppliers
- Proficient experience in reviewing of design consultant contract/scope of service
- Proficient experience in project management and construction management
- Proficient knowledge of local code & standard and other regulations
- Capable of setting up work plans, time & man load schedule
- Profound knowledge in Design Consultancy Service
- Knowledge in design of various types (hospitality, corporate, residential, commercial, public, leisure & entertainment) from Concept, SD, DD, CD, Construction Administration, Post-construction
- Experience in procedures for urban design and detailed master plan
- Ability in hosting and working with competent state authorities
- Ability in remote working, online meeting with international and local partners
Design & Document skills:
- Capable of developing projects from schematic design to design development & construction documentation stage.
- Capable of compiling design brief, report & specification

Year of Experience
- Year of practice: More than 15 years of professional practice in which
- Minimum 5 years of relevant work experience as project design manager
- Minimum 2 years of relevant work experience as as PM and or CM
- Minimum 7 years of relevant work experience as Senior Architect/Project architect in design consultant firms
