Overview
The Deputy Director, Feasibility Study is responsible for
(i) comprehensively managing Feasibility Study (FS) activities for existing Residential/Township projects of NLIC and NLL;
(ii) providing FS support for capital mobilization purposes.
Key Responsibilities
1. Feasibility studies for issues requiring changes/adjustments during the operational phase and proposing implementation solutions for the project
Analyze Pre-FS/FS and evaluate the financial effectiveness of the project during the operational phase.
Conduct detailed assessments of factors impacting the project (market, legal, planning, costs, etc.) to propose feasible options applicable to the project during the operational phase.
Ensure the quality and timeline of FS preparation/adjustment for all projects during the operational phase.
2. Manage the FS portfolio for existing Residential/Township projects
Conduct quarterly evaluations of investment effectiveness, including reviewing actual implementation during the quarter and upcoming implementation plans to ensure project efficiency.
Provide timely alerts when project effectiveness is significantly impacted and propose solutions to the BOM.
3. Manage phase-based FS for existing Residential/Township projects
4. Work closely with project operational activities
Review detailed changes in selling prices, cost plans, design figures, etc., in daily operational activities to ensure investment efficiency and the Group's annual business plan.
5. Pre-FS/FS for Capital Mobilization purposes
Support the preparation/update of FS for capital mobilization purposes, ensuring feasibility and alignment with financial structures.
Ensure the quality and timeline of FS for fundraising activities in line with the Group's financial strategy and capital mobilization capability.
6. Progress control and quality assurance
Closely monitor assigned tasks and ensure all tasks are completed on schedule.
Coach subordinates and ensure work quality across the entire department.
Develop annual operational plans and manage the department's operational plans.
