Assistant Store Development Manager

Role Description :Responsible & manage sourcing & identification of property sites, prepare & in charge of internal approval process, conclude leasing with landlord & management store construction before handing over to Sales Operation team

Responsibilities:

1. Property acquisition & conclusion:

• Identify & source property sites

• Develop, maintain & coordinate with landlords

• Negotiate & conclude site deals with landlord

• Other property related assignments

·    Responsible & manage the entire new store acquisition process (from site searching, initial negotiation with Landlord for commercial terms and major legal terms), complete proposal including commercial and financial plan of the projects assigned, for the approval of senior management and Group, finalization of lease agreements, coordination to obtain retail license.

·    Liaise with relevant landlords/ leasing agents/ market research to identify the right locations for the company to expand store network.

·    Negotiate with landlords until getting the site that meets all requirements (size, shape, location, visibility, commercial terms, major legal terms).

·    Conduct activities to obtain relevant information such as footfall traffic, competitor store information, area specific demographics to Head of Operation & other senior Property team members to compile store site application pack.

·    Prepare investment analysis and develop a proposal of new store site for Senior Management and Group to review and approve.

·    Assist Property & Store Development Director to organize local IC meetings & liaise with relevant internal departments to manage & expedite the whole new store acquisition process.

·    Prepare & ensure relevant documents obtained for both potential sites & existing stores compliant with Vietnam government laws, regulations and guidelines.

·    Assist Property & Store Development Director in developing expansion strategies and plans in line with company's direction as well as leasing plans, strategies, rental policies, commission schemes, leasing channels and other relevant materials to achieve target set.

·    Review & evaluate work procedure of new store site leasing & existing store lease renewal.

·    Review offers from landlord on lease, lease agreements and other lease related documents and work with both internal & external partners (internal legal, external legal/business consultants) till the finalization of lease agreements.

Support in annual rental budgeting, forecasting, and monthly management reports.

2.Construction Supervision

• With assistance from Store Construction team, to supervise on-site construction activities.
• Ensure construction project progress, quality, and safety compliance.
• Handle & manage construction, vendor & supplier related documentation

• In charge of the property site development projects assigned including construction supervision
• Monitor construction progress, site activities and promptly report any issues or incidents
• With assistance from Property & Store Development Supervisor & Store Construction team, inspect materials and workmanship for compliance
• Ensure safety standards and resolve on-site issues.
• Coordinate & manage contractors, suppliers/vendors
• Research & analyze equipment usage patterns & maintenance requirement & assist Store Construction team to source for high performance ratio equipment & fixtures with lower maintenance & repair cost
• Assisted by the Property & Store Development Supervisor, handle & manage store construction related documentation

Qualifications

• University graduate, either in business related disciplines or facility management or civil engineering, preferably local Vietnamese.
• 5 years experience in leasing & store site project management, preferably with an international retailer
• Strategic thinking, result-driven & can-do mindset
• Strong negotiation, presentation, and communication skills, as well as effective interpersonal skills, in both Vietnamese & English
• Good knowledge of Vietnam commercial real estate market, in both modern trade & traditional trade, with extensive network of contacts, both with landlords and property agents
• Preferably good knowledge of leasing related law, lease market practice as well as leasing terms trend related to commercial real estate
• Knowledge & experience in store site project management & operations are a strong plus.
• High proficiency in Microsoft Office applications include Word, Excel, PowerPoint.
• Detailed minded, proactive in problem solving & willing to explore new ways & ideas to enhance efficiency & quality.
• Quick response to emergencies and to take immediate action to solve problems
• Willing to travel out of town for projects
• Good command of English, both spoken & written, and good communication & skills
